What people call about
- Shutters from the 1990s or 2000s with corroded blades, hinges and tracks.
- Shutters that no longer close or lock and are not worth patching.
- Units with no product approval, or installed without a permit, flagged at a sale or an inspection.
- An HOA or condo rule that requires one colour or style across the building.
- A wind-mitigation inspection that did not accept the existing shutters as opening protection.
What happens on the visit
- Each opening is measured again; the old tracks are removed and the wall is checked and repaired where old anchors come out.
- New shutters are quoted with a current Miami-Dade Notice of Acceptance or Florida Product Approval for your county, in the colour the HOA allows.
- The installer pulls the permit, installs to the approval, and schedules the building department's inspection.
- Old shutters are taken away.
- You are shown how the new shutters close, lock and stack, and given the paperwork from the approval and the permit.
What to have ready
- Get the HOA's written colour and style requirement before the quote; most associations have a form.
- If a sale, an insurance inspection or a code case prompted this, keep the letter or report; it tells the installer what has to be shown.
- Say whether you want every opening done at once or in stages.
Miami-Dade, Broward and Palm Beach
Shutters installed in Miami-Dade and Broward since the mid-1990s have generally carried a Miami-Dade Notice of Acceptance; much older units, and some installed without a permit, may not. Palm Beach accepts a Florida Product Approval. Associations across the three counties commonly require white, ivory or bronze and a matching style across the building.
Questions people ask
- How do I know if my shutters are approved?
- Approved shutters usually carry a label from the maker with the approval number, and the permit for the original install is on record with your city or county. The installer can identify most products on sight and tell you where you stand.
- Can new shutters use the old tracks?
- Normally no. The new product's approval covers its own tracks and anchors, so the old tracks are removed and new ones fitted. That also lets the installer repair the wall where old anchors were.
- Does the HOA have to approve the replacement?
- In most communities, yes, through an architectural request. The installer provides the product details and colour for your application; you submit it to the association.
- What colours are available?
- White, ivory, beige and bronze are the common factory colours. Some makers offer more. If your HOA specifies a colour, send it with the request.
- Will the new shutters be inspected?
- Yes. The installer pulls the permit and the building department inspects the install. The inspection is theirs; the installer installs to the approval so it goes smoothly.
- Do you take the old shutters away?
- Yes. Removal and disposal of the old units is part of the replacement and is listed on the quote.
