Condo and balcony accordion shutters

Condo shutters follow the association's rules and the building's structure: the installer works to the board's approved product and colour, anchors to the slab and columns rather than the rail where the approval requires it, and plans access for high floors.

What people call about

  • A board that has approved a shutter product and colour and owners who now need them fitted.
  • Balcony openings where the shutter has to span from slab to slab.
  • Windows on a high floor that can only be reached from inside or by a lift.
  • Shutters on a unit being sold, where the buyer wants protection in place.
  • An existing balcony shutter that no longer closes because the building has moved or the track has corroded.

What happens on the visit

  • The association's approved product, colour and any installation rules are confirmed before measuring.
  • Balcony openings are measured slab to slab and column to column; anchoring is to concrete, not to the balcony rail, where the approval requires it.
  • Access is planned: inside the unit, from the balcony, or by lift or swing stage where the building allows.
  • The installer coordinates with the building manager on elevator use, insurance certificates the building asks for, and working hours.
  • The permit is pulled, the shutters are installed to the approval, and the building department inspects.

What to have ready

  • Have the association's approval letter and architectural form, and the building's contractor requirements, before the quote.
  • Ask the manager what hours work is allowed and how deliveries and elevators are booked.
  • Note which openings face a common walkway or a neighbour's balcony; they may be treated differently.

Miami-Dade, Broward and Palm Beach

Condominium and high-rise living covers much of coastal Miami-Dade, Broward and Palm Beach, and most associations there have a standing shutter approval naming the product and colour. Associations and the building's engineer often set how shutters anchor to balconies, and the installer works inside those rules as well as the product's Miami-Dade Notice of Acceptance.

Questions people ask

Does the condo association have to approve my shutters?
Almost always, yes. Most associations have an approved product and colour and an architectural request form. The installer gives you the product details for the form; you submit it.
Can shutters be anchored to the balcony railing?
Usually not. Product approvals and building engineers normally require anchoring into the concrete slab, beam or column. The installer measures for that.
How do you reach windows on a high floor?
Most are installed from inside the unit or from the balcony. Where an opening cannot be reached that way, a lift or swing stage is arranged with the building. The installer plans this before quoting.
Who pulls the permit for a condo unit?
The installer, with the association's sign-off where the city requires it. The building department inspects the install.
Can I match my neighbours' shutters?
If the association has an approved product, that is what is installed, so units match. If not, the installer can usually identify what the neighbours have and quote the same or the current equivalent.
Does the building need a certificate of insurance from the installer?
Many do. Ask the manager what the building requires and pass it on with the request so the installer can provide it.
